Ovplyv\u0148uje investi\u010dn\u00e9 rozhodnutia, bankov\u00e9 \u00favery, poistenie aj verejn\u00e9 financie. Napriek tomu sa tento proces dlhodobo spolieha na metodiky, ktor\u00e9 len pomaly reaguj\u00fa na r\u00fdchlo sa meniace trhov\u00e9 podmienky. V prostred\u00ed rast\u00facej neistoty a volatility sa preto \u010doraz viac ukazuje potreba presnej\u0161\u00edch a flexibilnej\u0161\u00edch pr\u00edstupov k oce\u0148ovaniu.<\/p>\n\n\n\n<p>Jedn\u00fdm z hlavn\u00fdch probl\u00e9mov tradi\u010dn\u00fdch oce\u0148ovac\u00edch met\u00f3d je \u010dasov\u00e9 oneskorenie. Hodnoty nehnute\u013enost\u00ed s\u00fa \u010dasto stanoven\u00e9 na z\u00e1klade \u00fadajov, ktor\u00e9 u\u017e nemusia odr\u00e1\u017ea\u0165 aktu\u00e1lnu situ\u00e1ciu na trhu. To m\u00f4\u017ee vies\u0165 k podhodnoteniu alebo nadhodnoteniu majetku, \u010do zvy\u0161uje rizik\u00e1 pre investorov, banky aj regula\u010dn\u00e9 org\u00e1ny.<\/p>\n\n\n\n<p>V\u00fdskum prin\u00e1\u0161a nov\u00fd poh\u013ead na tento probl\u00e9m prostredn\u00edctvom tzv. postupn\u00e9ho (successive) indexovania. Namiesto snahy predpoveda\u0165 absol\u00fatnu cenu nehnute\u013enosti sa tento pr\u00edstup zameriava na aktualiz\u00e1ciu existuj\u00facich oce\u0148ovan\u00ed v \u010dase. Sleduje, ako sa men\u00ed hodnota jednotliv\u00fdch charakterist\u00edk nehnute\u013enost\u00ed, ako je ve\u013ekos\u0165, typ, technick\u00fd stav \u010di lokalita, medzi dvoma po sebe nasleduj\u00facimi obdobiami.<\/p>\n\n\n\n<p>Zauj\u00edmav\u00fdm aspektom tohto pr\u00edstupu je jeho schopnos\u0165 pracova\u0165 s r\u00f4znorodos\u0165ou komer\u010dn\u00fdch nehnute\u013enost\u00ed. Kancel\u00e1rske budovy, priemyseln\u00e9 haly \u010di maloobchodn\u00e9 priestory reaguj\u00fa na trhov\u00e9 zmeny odli\u0161ne. Postupn\u00e9 indexovanie umo\u017e\u0148uje tieto rozdiely zachyti\u0165 a zoh\u013eadni\u0165 ich pri prehodnocovan\u00ed cien. V\u00fdsledkom s\u00fa realistickej\u0161ie a jemnej\u0161ie \u00fapravy hodn\u00f4t, namiesto plo\u0161n\u00fdch a \u010dasto nepresn\u00fdch korekci\u00ed.<\/p>\n\n\n\n<p>Praktick\u00e9 vyu\u017eitie tak\u00e9hoto pr\u00edstupu je \u0161irok\u00e9. Banky m\u00f4\u017eu presnej\u0161ie sledova\u0165 rizik\u00e1 vo svojich \u00faverov\u00fdch portf\u00f3li\u00e1ch, investori z\u00edskavaj\u00fa lep\u0161\u00ed preh\u013ead o v\u00fdvoji hodnoty akt\u00edv a verejn\u00e9 in\u0161tit\u00facie m\u00f4\u017eu reagova\u0165 sk\u00f4r na vznikaj\u00face trhov\u00e9 nerovnov\u00e1hy. D\u00f4le\u017eit\u00e9 je aj to, \u017ee tento model je relat\u00edvne jednoduch\u00fd na pou\u017eitie a nevy\u017eaduje extr\u00e9mne komplexn\u00e9 technol\u00f3gie, \u010do zvy\u0161uje jeho dostupnos\u0165 v praxi.<\/p>\n\n\n\n<p>Celkov\u00e9 posolstvo v\u00fdskumu je jasn\u00e9: v dynamickom prostred\u00ed komer\u010dn\u00fdch nehnute\u013enost\u00ed nesta\u010d\u00ed hodnotu len \u201eodhadn\u00fa\u0165\u201c.
